Vacant Staging

When homes are listed and photographed vacant, it can be hard for potential buyers to envision the spaces. Home Staging clearly defines these spaces and elevates the appeal of the real estate photography for marketing purposes. It also creates a warmth and visual appeal to the home for potential buyers to envision as their own. Designated spaces are selected to be staged, with the most common being- all living spaces, primary bedroom and bath. All furniture, art, accessories and soft goods are included in the staging. Initial costs of staging includes up to 60 days of the items to stay in the space, and renters can opt to rent the furnishings and decor on a monthly basis. Prices vary based on square footage, location, and more.

OCCUPIED home staging edit

When selling your home while you are occupying it, there is no arguing that it can be very disruptive. An occupied Home Staging Edit can help take away some of that stress. It is a fine balance of neutralizing the home, so that potential buyers can imagine their own lives in your space all while you continue to live there. We start with basically “shopping” from your own belongings. We remove distractions that may be overwhelming and “depersonalize” the home. If opted, the homeowner can rent accessories such as art and decor to add character and design. While not always easy, you will need to live around and keep the integrity of the staged spaces.

Upstaged Home Staging is located in Visalia, California. Traci Gardner is the owner/operator with a background in many things, but her passions are interior design, creating beautiful spaces and flipping furniture. Having studied at Fresno State, Traci has a background in Interior Design. She loves searching for second hand finds to help create a welcoming look in homes and watching home improvement shows on the weekends. Traci resides in Visalia with her husband, daughter, and two dogs.
